Ross’s Comments – What you Need to Know about Sole on the Ocean

A condo hotel consisting of approximately 8 units per floor with several combined with lock off studio suites allowing owners the flexibility of utilizing one of the units while placing the other in a rental program.

Unless participating in the condo hotel rental program, owners are limited to rent their unit only once per calendar year for a term of one month.

The condo hotel program offers 2 options of either a 45 or 50 percent split of room revenues, however, there are certain hotel fees and expenses applied before the split that amount to approx. 20 percent.

The condo hotel programs have certain limitations for owners, including maximum days of usage per year (up to 180 days) and certain blackout dates.

Due to its central location, amazing beaches and nearby shopping, Sunny Isles is very popular as a vacation rental area.

The city of Sunny Isles Beach is located in the northeast corner of Miami-Dade County, bounded by Golden Beach on the north and Bal Harbour and Haulover Park to the south. Sunny Isles Beach is midway between downtown Miami and Fort Lauderdale with easy access to business centers, entertainment, sports and recreational facilities, and tourist attractions. Residents and visitors can fly into either Miami International or Fort Lauderdale/Hollywood International airports, or cruise into the Port of Miami or Port Everglades and be in Sunny Isles Beach within 20 to 30 minutes.
