Ross’s Comments – What you Need to Know about Jade Beach
The emphasis in Jade Ocean and Jade Beach is on the glass facade and building design, modern and sleek lobbies, common areas and amenities.
Some of the more pronounced differences of Jade Beach to Jade Ocean include the drop off area on the street side of the building, the small and insignificant sunset pool, and the building facade.
As with Jade Ocean, a number of the floor plans have some dead space, although the end units (lines 01 and 08) have a better distribution and flow to the living space.
Historically, Jade Ocean has received a noticeable premium over Jade Beach, and while there is no smoking gun, I think it is purely a result of the different drive up experience and the more modernistic building design and superior amenities at Jade Ocean.

SUNNY ISLES BEACH
The city of Sunny Isles Beach is located in the northeast corner of Miami-Dade County, bounded by Golden Beach on the north and Bal Harbour and Haulover Park to the south. Sunny Isles Beach is midway between downtown Miami and Fort Lauderdale with easy access to business centers, entertainment, sports and recreational facilities, and tourist attractions. Residents and visitors can fly into either Miami International or Fort Lauderdale/Hollywood International airports, or cruise into the Port of Miami or Port Everglades and be in Sunny Isles Beach within 20 to 30 minutes.
