Acqualina consists of 98 guest suites and 188 residences with views of both the ocean and intracoastal waterway and private or semi-private elevator lobbies.
The luxury resort has received AAA Five Diamond designation for the past 4 years and the hotel is a member Leading Hotels of the World.
Owners and guests can take advantage of the 20,000 SF two-story ESPA, Il Mulino Restaurant, three oceanfront pools, kids room, butler and poolside services.
Although there is one main entrance and access point to the building, there are separate areas or lobbies for the hotel and the residences.
As a hotel unit or “transient unit” owner, under the local city ordinances, you may not occupy your unit more than 6 out of 12 months each year.
Hotel unit owners and residential owners are subject to same occupancy and use restrictions except when it comes to leasing of units - hotel unit owners have no restrictions, however, residential owners may only lease units twice per year with a minimum term of 90 days and require association approval of tenants.

The city of Sunny Isles Beach is located in the northeast corner of Miami-Dade County, bounded by Golden Beach on the north and Bal Harbour and Haulover Park to the south.
