Ross’s Comments – What you Need to Know about Neo Vertika

Located adjacent to Latitude on the River, Neo Vertika offers similar river and city views except that the Metrorail passes directly to the east of the building, which can account for some unwelcome noise at times.

The condo units at Neo Vertika are primarily loft style with the exposed AC ducts, concrete ceilings, an open floor plan on the entry level, and the bedrooms located on the loft level of each unit.

With a minimalist lobby, common areas and concrete pool deck, the building is popular with those looking to rent a loft type apartment in the Brickell area.

The units situated on higher floors on the east side of the building offer some interesting views overlooking the Miami River, city of Miami and Biscayne Bay.

In terms of current (June 2014) and historical prices, Latitude and Neo Vertika are two of the most affordable buildings in the Brickell area.

BRICKELL DISTRICT

The Brickell district is an urban neighborhood of greater Downtown Miami situated on the south side of the Miami River, which serves as Miami and South Florida’s major financial district. Brickell is also a dense, high-rise residential neighborhood with many upscale, luxury condominium, and apartment towers.

Referred to as the “Manhattan of the South,” Brickell is home to the largest concentration of international banks in the United States, as well as many popular Miami restaurants, shops, hotels, offices and places of entertainment. A few hundred feet east of the northeastern side of Brickell is Brickell Key, a gated island of exclusive, high-rise residential towers and the Mandarin Oriental Miami Hotel.

As of 2013, over 220,000 office employees work in the Downtown and Brickell areas. Today, the Brickell and Downtown Miami neighborhoods are the fastest-growing neighborhoods in Miami, growing from 40,000 residents in 2000 to 74,000 in 2013 with a median household income of $70,800.

The biggest driver in the area is the development of Brickell City Centre, a massive 5.4 million square foot mixed use project spanning four city blocks. It will consist of two luxury residential towers, a hotel and an office building, all connected by a high rise and open air shopping center with extensive entertainment, retail, restaurant and other offerings. Although Brickell is already considered a highly desirable to “live, work and play”, the addition of Brickell City Centre is going to be a major game changer for the city of Miami.
