Ross’s Comments – What you Need to Know about Icon Tower 1

With over 700 units and two separate addresses (465 and 475 Brickell), Tower 1 is the largest of the three towers at Icon Brickell.

The three bedroom “01” line from the higher floors has an attractive floor plan, amazing east views of the bay, and large terrace. Many owners have reconfigured this unit to a large two bedroom by opening up the third bedroom and creating an expansive living, dining and entertainment area.

Cipriani Miami with its modern, elegant yet chic scene, recently opened a 4000 SF waterfront lounge and restaurant in Tower 1.

All three towers at Icon Brickell share a 2 acres resort deck on the 15th level with a 300 foot swimming pool, wading pool and hot tub. At over 100 feet above sea level, the Alice in Wonderland inspired design and amenity experience is like none other in Miami.

Levels 14, 15, 22, 28 and 41 have double height ceilings at approx. 16 feet, compared with all the other floors that have 9 to 10 foot ceilings.

Towers 1 and 2 are connected via the 14th level fitness center, spa, theater, and party rooms, and both towers offer “bayliner” units that are on the lower floors (up to 10th floor) facing the bay and Brickell Key.

The Icon Cafe is located in Tower 1 and serves sandwiches, salads, coffee and drinks to residents and guests throughout the day.

BRICKELL DISTRICT

The Brickell district is an urban neighborhood of greater Downtown Miami situated on the south side of the Miami River, which serves as Miami and South Florida’s major financial district. Brickell is also a dense, high-rise residential neighborhood with many upscale, luxury condominium, and apartment towers.

Referred to as the “Manhattan of the South,” Brickell is home to the largest concentration of international banks in the United States, as well as many popular Miami restaurants, shops, hotels, offices and places of entertainment. A few hundred feet east of the northeastern side of Brickell is Brickell Key, a gated island of exclusive, high-rise residential towers and the Mandarin Oriental Miami Hotel.

As of 2013, over 220,000 office employees work in the Downtown and Brickell areas. Today, the Brickell and Downtown Miami neighborhoods are the fastest-growing neighborhoods in Miami, growing from 40,000 residents in 2000 to 74,000 in 2013 with a median household income of $70,800.

The biggest driver in the area is the development of Brickell City Centre, a massive 5.4 million square foot mixed use project spanning four city blocks. It will consist of two luxury residential towers, a hotel and an office building, all connected by a high rise and open air shopping center with extensive entertainment, retail, restaurant and other offerings. Although Brickell is already considered a highly desirable to “live, work and play”, the addition of Brickell City Centre is going to be a major game changer for the city of Miami.
