Ross’s Comments – What you Need to Know about Axis on Brickell

Axis consists of two identical north and south towers, each with 40 floors and 12 units per floor, and are connected via the 7th floor amenity / pool deck and parking structure.

With mostly one or two bedroom configurations, the typical one bedroom has approximately 700 SF of living area, and the two bedroom unit has approx. 1100 SF of living area.

One of the attractive features of the amenity deck is that there are two large pools on either the east and west side that will not restrict the daylight hours for sunning or swimming.

Axis ranks significantly higher on the Ross100 index for lifestyle compared to the cost index, therefore, it is one of the more undervalued buildings in the Brickell area.

With a major Metrorail station across the street from Axis, plus a central Brickell location close to Mary Brickell Village and Brickell City Center, these towers attract commuters and locals alike.

BRICKELL DISTRICT

The Brickell district is an urban neighborhood of greater Downtown Miami situated on the south side of the Miami River, which serves as Miami and South Florida’s major financial district. Brickell is also a dense, high-rise residential neighborhood with many upscale, luxury condominium, and apartment towers.

Referred to as the “Manhattan of the South,” Brickell is home to the largest concentration of international banks in the United States, as well as many popular Miami restaurants, shops, hotels, offices and places of entertainment. A few hundred feet east of the northeastern side of Brickell is Brickell Key, a gated island of exclusive, high-rise residential towers and the Mandarin Oriental Miami Hotel.

As of 2013, over 220,000 office employees work in the Downtown and Brickell areas. Today, the Brickell and Downtown Miami neighborhoods are the fastest-growing neighborhoods in Miami, growing from 40,000 residents in 2000 to 74,000 in 2013 with a median household income of $70,800.

The biggest driver in the area is the development of Brickell City Centre, a massive 5.4 million square foot mixed use project spanning four city blocks. It will consist of two luxury residential towers, a hotel and an office building, all connected by a high rise and open air shopping center with extensive entertainment, retail, restaurant and other offerings. Although Brickell is already considered a highly desirable to “live, work and play”, the addition of Brickell City Centre is going to be a major game changer for the city of Miami.
