Ross’s Comments – What you Need to Know about 500 Brickell East

Although centrally located in Brickell, the parking garage of 500 Brickell East in only accessible from SE 5th Street, which may be difficult to access during special events and rush hour traffic.

Residents of 500 Brickell East complain about parking, valet, excessive fees, and management problems in these buildings, and I have experienced some of these issues as well.

There are two pools that are shared by both towers, a large circular pool on the 11th floor, and a smaller rooftop pool on the 42nd floor of the east tower.

The two towers are connected by the amenity / pool deck on 11th floor and parking structure, with the fitness center in the west tower, and spa area and media room in the east tower.

With ten units per floor at 500 Brickell East or 500 Brickell West, the odd numbered units face north and the even numbers south.

At 500 Brickell, lines 00, 01 and 02 are the only units that face east and have partial bay views from the higher floors.

There are a few major construction projects both planned and underway in the immediate vicinity of 500 Brickell, in particular, the mega Brickell City Center project, which negatively impacts the west views and brings lots of noise and construction dust to the area.

BRICKELL DISTRICT

The Brickell district is an urban neighborhood of greater Downtown Miami situated on the south side of the Miami River, which serves as Miami and South Florida’s major financial district. Brickell is also a dense, high-rise residential neighborhood with many upscale, luxury condominium, and apartment towers.

Referred to as the “Manhattan of the South,” Brickell is home to the largest concentration of international banks in the United States, as well as many popular Miami restaurants, shops, hotels, offices and places of entertainment. A few hundred feet east of the northeastern side of Brickell is Brickell Key, a gated island of exclusive, high-rise residential towers and the Mandarin Oriental Miami Hotel.

As of 2013, over 220,000 office employees work in the Downtown and Brickell areas. Today, the Brickell and Downtown Miami neighborhoods are the fastest-growing neighborhoods in Miami, growing from 40,000 residents in 2000 to 74,000 in 2013 with a median household income of $70,800.

The biggest driver in the area is the development of Brickell City Centre, a massive 5.4 million square foot mixed use project spanning four city blocks. It will consist of two luxury residential towers, a hotel and an office building, all connected by a high rise and open air shopping center with extensive entertainment, retail, restaurant and other offerings. Although Brickell is already considered a highly desirable to “live, work and play”, the addition of Brickell City Centre is going to be a major game changer for the city of Miami.
