Ross’s Comments – What you Need to Know about 1060 Brickell

1060 Brickell consists of two high rise towers that are connected by the pool/amenity deck on the 12th level of the building and the parking structure.

The east tower (1060 Brickell, 46 floors, 314 units) is the larger of the two towers and eleven stories taller than the west tower (1050 Brickell, 35 floors, 262 units).

A big plus is that the towers and parking garage is accessible from either Brickell Avenue or SE 1st Avenue, which can be a big help during rush hour traffic.

Typical of Brickell high rise condos, the parking structure has several levels of parking, and depending on the location of your parking spot, you can spend a few hours each week driving in and out of the garage.

With a combination of lofts and flats available, the 2nd through 10th level are all loft style units that face either Brickell Avenue or SE 1st Avenue.

Unfortunately, the construction of the 44-story Bond at Brickell (1080 Brickell) adjacent to 1060 Brickell may negatively impact the pool and amenity deck.

1060 has a great central Brickell location with several established retail establishments beneath the 1050 tower, plus Mary Brickell Village and the upcoming Brickell City Center just a short 2 or 3 minute walk away.

BRICKELL DISTRICT

The Brickell district is an urban neighborhood of greater Downtown Miami situated on the south side of the Miami River, which serves as Miami and South Florida’s major financial district. Brickell is also a dense, high-rise residential neighborhood with many upscale, luxury condominium, and apartment towers.

Referred to as the “Manhattan of the South,” Brickell is home to the largest concentration of international banks in the United States, as well as many popular Miami restaurants, shops, hotels, offices and places of entertainment. A few hundred feet east of the northeastern side of Brickell is Brickell Key, a gated island of exclusive, high-rise residential towers and the Mandarin Oriental Miami Hotel.

As of 2013, over 220,000 office employees work in the Downtown and Brickell areas. Today, the Brickell and Downtown Miami neighborhoods are the fastest-growing neighborhoods in Miami, growing from 40,000 residents in 2000 to 74,000 in 2013 with a median household income of $70,800.

The biggest driver in the area is the development of Brickell City Centre, a massive 5.4 million square foot mixed use project spanning four city blocks. It will consist of two luxury residential towers, a hotel and an office building, all connected by a high rise and open air shopping center with extensive entertainment, retail, restaurant and other offerings. Although Brickell is already considered a highly desirable to “live, work and play”, the addition of Brickell City Centre is going to be a major game changer for the city of Miami.
